    Resilience on Lighthouse Road: A New Chapter After the Floods
    A few years ago, our quiet street faced an unprecedented challenge during a period of intense localized rainfall. Due to the increasing impacts of global warming and changing weather patterns, the existing water collection drains in front of our property were simply unable to cope with the sheer volume of water runoff from the surrounding slopes.

    The resulting flood was substantial. It inundated our garage and caused severe damage to our neighbor’s home across the road. The impact was so significant that our neighbor was displaced for over a year while extensive repairs were carried out to make her house habitable again.

    A "Million-Dollar" Solution
    We are pleased to report that following these events, major infrastructure work has been completed to safeguard our community. The Napier City Council recognized the vulnerability of this "sag point" on the hill and invested heavily in a comprehensive drainage upgrade.

    The project involved:
    • Installing high-capacity drain pipes to manage extreme runoff.
    • Upgrading local culverts to handle the "1-in-250-year" weather events that are becoming more frequent.
    • Strengthening the water collection network directly in front of the B&B to prevent future pooling.
    While the total cost of such specialized hill infrastructure often reaches into the millions, the result is priceless: a secure, dry, and resilient Lighthouse Road for both residents and our guests.
    Bluff Hill Infrastructure Milestones
    In addition to our street's specific repairs, wider council initiatives have continued to improve the area's safety. Following the November 2020 Napier Floods, over $20 million has been directed toward water services and pipe renewals across the city. These upgrades ensure that the beauty of Bluff Hill remains accessible and safe, even during the wildest Hawke's Bay storms.
